GRAZIA: Do you have any tips for buying or selling in this hot Hamptons market?

Kelly Killoren Bensimon: You have to know your audience and keep your kitchens and bathrooms updated. Listening to your clients and understanding their mindset is key — knowing what their needs are, and not just what they want. Understanding the landscape of the Hamptons both culturally and historically is important as well. I wrote two iterations of my book In The Hamptons for Assouline, so I understand everything from the vacation destination mindset to how the inlets were created.

G: Can you tell me about the new Flying Point project?

KKB: This iconic property on Burnett Creek is a unique waterfront opportunity in Southampton township. Priced at $29.5M, this modern waterfront home will be constructed on Mecox Bay in Water Mill, NY, set over 2.3 acres. With 1,500 square feet of private shoreline and private beach access, the design nods to the traditional lo- cal architecture reimagined with a modern sensibility and refined Italian style from architect Antonio Pio Saracino and developer James Eckel.

G: What do you see next for Hamptons real estate and real estate in general?

KKB: I’m foreseeing the rise of branded residential content — making your listings a brand.

G: How do you unwind? What are your favorite things to do out East?

KKB: I love riding horses at Two Trees Farm, clamming and water skiing in Amagansett, and bike riding to Georgica beach. Grabbing an Aperol Spritz at Sant Ambroeus is the best, as well as Sunday night dinners at Le Bilboquet, and Tutto il Giorno in Sag Harbor.
