It sounds like the plot of a period drama, yet it is now very much a bookable reality. And the panoramic views from the top? A tower born from a royal health scare<\/b><\/h2>\n

To understand why this peculiar building exists at all, you have to rewind to 1877. The royal family, deeply concerned about the quality of the water running through the taps at Sandringham House, commissioned architect James Mansergh to design a solution. Their worry was far from hypothetical – the future King Edward VII and his eldest son had both suffered from typhoid during a stay on the estate, turning a domestic inconvenience into a genuine crisis.<\/span><\/p>\n

The result was the Appleton Water Tower, a striking structure with Neo-Byzantine styling, once topped by a cast-iron reservoir. It did what it was designed to do, supplying cleaner water to the main house. But it also served a second, more leisurely purpose. An observation room sat at the very top of the tower’s eighteen meters, offering a select few the chance to gaze across lush green pastures and, on clear days, catch a glimpse of the distant blue waters of the Wash.<\/span><\/p>\n

For decades, the tower stood as a functional piece of estate infrastructure with a royal pedigree. Now, following an extensive renovation, it has been reimagined as something entirely new – a place where you can actually spend the night.<\/span><\/p>\n

What it looks like inside the renovated tower<\/b><\/h2>\n

The renovation<\/a> <\/strong>has turned this circular Victorian gem, decorated in vivid red and pale bricks, into what the Sandringham estate describes as an exceptional retreat for two, blending royal heritage, architectural grandeur, and sweeping views. The ground floor now houses a kitchen, a dining area, and a bathroom. From there, a narrow spiral staircase leads up to the first floor, where a bedroom fitted with a king-size bed awaits.<\/span><\/p>\n

Climb another flight and you reach the living room, a space so elevated that you find yourself sitting level with the treetops. It is an unusual sensation – cozy and intimate, yet somehow vast at the same time. The final set of stairs brings you to the pi\u00e8ce de r\u00e9sistance: an open-air terrace arranged atop the former water reservoir, delivering an unobstructed 360-degree view of the surrounding Norfolk countryside. The estate team recommends venturing up at dawn and dusk to watch the sun trace its arc across the horizon.<\/span><\/p>\n

The experience is designed for two guests, with the option to bring along a dog. Rates vary by season. A booking simulation shows that one night between August 17 and August 18 – the next available date at the time of writing – comes in at around $2,050.<\/span><\/p>\n

The sprawling estate behind the stay<\/b><\/h2>\n

Sandringham is one of only two private properties belonging to the sovereign, the other being Balmoral Castle in Scotland. King Charles III follows a tradition established by his mother, Queen Elizabeth II<\/a><\/strong>, hosting family gatherings at Balmoral during the summer and at Sandringham for Christmas in Norfolk. On December 25, 2024, Charles and Queen Camilla were seen walking to the Church of St. Mary Magdalene on the estate, followed by the Prince and Princess of Wales and their children.<\/span><\/p>\n

The estate stretches across 6,000 hectares and is far from dormant when the royal family is away. The main building is open to the public year-round, and the farming operations, gardens, and surrounding residences require daily upkeep. This summer, James Mountbatten-Windsor, son of Prince Edward and Sophie, is participating in that effort. Before the Water Tower arrived on the rental scene, Sandringham already offered several distinctive accommodation options, including the former head gardener’s house and a converted hunting lodge. One important caveat: a stay at the Water Tower does not come with the chance to bump into the British royal family. But what it does offer is something arguably rarer – the opportunity to wake up inside a piece of Victorian engineering, climb a spiral staircase in your pajamas, and watch the Norfolk sunrise from a rooftop that once held a cast-iron water tank commissioned by royals worried about typhoid.
